The interior of our Rochester Lodge has the style and appeal of a traditional barn conversion with stained exposed beams spanning the double width of this holiday home creating a wonderful inviting atmosphere.

The entrance to this home is through the hall on the side elevation and features flush oak veneer doors and a fully tiled floor, whilst to the right is a practical utility room with integrated appliances and an ideal place for leaving those muddy boots after a walk in the country.

A striking patterned wallpaper greets you as you enter the inner hallway and leads you around into the spacious open plan area that combines the dining, kitchen and living rooms.

Timber beams create an eye catching feature together with a timber tongue and groove vaulted ceiling which makes this space feel really light and airy, yet reassuringly cosy and welcoming at the same time.

Our interior design scheme is based on a natural theme taken from the colours of the countryside which enhance the sense of ‘being at one with nature’. Furnishings are high quality and stylish, contemporary wall radiators complement the eclectic styling of the scheme.

Large cathedral windows, long drop windows and skylights in the dining area and kitchen allow the maximum amount of light to flood through this space.

The kitchen has warm oak cabinets and is combined with high quality integrated appliances, plus an island unit/breakfast bar.

The family bathroom is half tiled to dado height with a decorative border tile and includes a bath, toilet and semi recessed basin which is accessible from the inner hall. The flow of colours echo the main living area.

Two double bedrooms are located at one end of the lodge. The master bedroom boasts a walk-in wardrobe and a spacious ensuite shower room. A skylight in here makes this a lovely light room. Fitted wardrobes make maximum use of all available storage space. Full length curtains and luxurious bedding make these rooms ideal for rest and relaxation.

All in all the Rochester is a wonderful welcoming holiday lodge featuring a combination of warmth, luxury, comfort and functionality.

As with all our holiday homes we offer a standard colour scheme, but you can also make use of our Bespoke Design service to create a truly personal lodge.

External finishes are available in Canexel, Timber Log Lap or Thermowood external cladding.

Specification

Chassis

  • Galvanized steel construction and fully welded using rolled steel channel 175mm x 50mm main longitudinal beams with 175mm x 50mm cross members and 95mm x 44 mm end bearers and painted with Zinc Phosphate coating.
  • Chassis has a detachable tow bar at each end making siting of the homes easier and includes a 50mm ball, hitch and jockey wheel assembly.
  • Axle beam welded to main beam.
  • Axle stands are provided for correct siting.


Floor

  • Cavity floor construction includes 120mm x 32mm high quality timber joists spaced at 400mm centres.
  • Each bearer is bolted to the steel chassis.
  • 80mm fibreglass insulation, joist assembly then clad in 18mm tongue & groove moisture resistant flooring grade chipboard (plywood flooring optional extra).
  • Cavity is completed underneath by fitting oil tempered hardboard sheathing.

Roof

  • Prefabricated roof trusses spaced at 600mm centres using 58mm x 44mm with vented side soffits, all manufactured in-house.
  • Specially designed lightweight roofing system, (40 years manufactures warranty) fitted with a breathable membrane.
  • 250mm fibreglass insulation matt laid in roof space.
  • Available in a choice of colours.

Exterior/Interior Walls & Ceilings

  • Timber frame exterior construction using 72mm x 42mm high quality timbers spaced at 400mm centers.
  • Cavity is filled with 50mm foiled backed low E frame fibreglass batts, the exterior framework is clad with 9mm WPB BB/CC plywood nailed, bonded, scrim taped and glued. Applied with two coats of primer.
  • Exterior is finished with a specially formulated park home synthetic resin bonded aggregate coating system (Stucco).
  • Internally the outer walls are clad with 12.5mm foil backed plasterboard making our homes warmer in the winter and cooler in the summer and helping the environment at the same time.
  • Interior walls are 32mm timber framework with 9mm plasterboard fixed and glued to timber frame and decorated in pre-finished wallpaper in a colour of your choice.
  • All ceiling panels are screwed and glued to roof trusses using 12.5mm plasterboard, decorated with wallpaper, painted with matt emulsion.

The insulation values of our homes are in excess of British Standards 3632.

Windows & Doors

  • uPVC double glazed windows and doors with energy efficient K glass fitted as standard. All with locking handles, night vent facility and internally glazed windows for that additional security as standard.
  • We have a window for every home. All windows and doors are manufactured in-house and are available with a choice of colours and styles.

Electrics

  • Prestige complies with all current IEE regulations, using ring mains and feeding 13 amp power points with separate feed to lighting and auxiliary circuits.
  • All circuits are wired for 230/250 volts AC Single phase and a 50 cycle mains supply.
  • Power distribution via 100 amp consumer unit and earth leakage trip fitted at mains input

Central Heating Systems

  • Gas central heating is standard on all models using ‘A’ class combi condensing boilers (Oil, solid fuel and electric heating systems are available at extra cost).
  • Hot and cold water is supplied directly from the mains through the combi boiler.

All electrical and central heating installations are carried out by competent, qualified engineers.
